PRINTMAKING STUDIO SPACE/WORKSHOP WANTED!

Hey LondonFuse!

I'm looking to move my letterpress shop to a different space in London. Anything from an insulated garage, to a small commercial shop space could be suitable. I'm looking for something that's preferably near downtown, and has all or most of the following:

Hydro (3 Phase Power if possible)
Bay Doors or large doors for equipment to pass through
Cement floors or sturdy flooring to accomodate press weight
Good lighting/Windows
Sinks/Plumbing
250-400sq. ft. of space (approximately)

Any suggestions or ideas would be so greatly appreciated. I'm looking to move as of October 1st.
